A pre-drywall inspection is performed after a new home is framed and rough-in mechanicals are complete, but before the walls are closed up. This is the single most important moment in your build — once the drywall goes on, most of the bones of your home become inaccessible for the next 30 years. Our inspectors examine framing, structural supports, roof structure, rough plumbing, rough electrical, HVAC rough-in, window and door flashing, and the overall building envelope. Every finding is documented with photos so you can walk the report straight to your builder.
Skip the pre-drywall and you’re trusting that every framer, plumber, and electrician did their job perfectly — because once the drywall is hung, mistakes become hidden defects that surface as leaks, cracks, failed inspections, or worse five years in. Fixing a misframed load bearing wall before drywall costs a few hundred dollars. Fixing it after costs tens of thousands and weeks of displacement.
Most inspectors do not offer pre-drywall at all. We do it in a single long visit, check every accessible framing member against the plans, flag every code or flashing detail, and photograph everything so the builder can’t argue about what was there.
