High Point shares Guilford County with Greensboro, where our office is, so it is close to home for us. The city is known around the world for its furniture industry, and its neighborhoods grew along with it: early 1900s homes near uptown, modest mill-era houses near the old factories, brick ranches from the middle of the last century, and newer subdivisions toward the north end of the city and Jamestown.
That range means two houses on the same buyer’s list can need very different attention. Most of the homes we see in High Point fall into three groups, each with its own common findings.
Neighborhoods near uptown, such as Emerywood, have homes from the early 1900s through the 1940s. We look at original framing and foundations, crawlspace moisture and wood decay, older wiring that has been extended over the decades, older supply and drain piping, and how later additions, porches and kitchen remodels were tied into the original house.
High Point’s furniture and textile mills brought rows of modest frame houses, followed after World War II by brick ranches across much of the city. These homes are often solidly built, but many sit on low crawlspaces with aging ductwork, older electrical panels and original windows. Many have been updated over the years, so we check that the newer work was done with care.
Subdivisions built from the 1990s on have their own list: roofs, water heaters and heat pumps reaching the end of their service life, and on new builds, builder oversights in flashing, grading and attic insulation. For a home under construction, a pre-drywall inspection, a new construction inspection before closing and an 11-month warranty inspection cover each stage.
Like the rest of the Triad, High Point sits on Piedmont red clay. Clay sheds water slowly and holds it against foundations, so we pay close attention to grading, gutters and where downspouts discharge. Water that collects around a house tends to show up underneath it as standing water, damp or fallen insulation, or white mineral deposits on block walls.
Humid summers make the crawlspace the most important part of many High Point inspections. Torn vapor barriers, disconnected ducts and poor ventilation keep moisture high, which leads to mold and wood rot. We check with moisture meters rather than guessing, and every finding comes with photos so you can see it for yourself.
