Raleigh is the largest city we serve and one of the most varied. A buyer might tour a 1940s bungalow near downtown, a 1990s two-story in North Raleigh and a brand-new build in the same week. Those houses fail in different ways, so the inspection starts from knowing what each era tends to hide.

What We Look For in Raleigh Homes

Three kinds of houses make up most of what we see in Raleigh, and each has its own short list of usual suspects.

Older homes inside the Beltline

Neighborhoods inside the Beltline, such as Oakwood and Five Points, have homes from the late 1800s through the mid-1900s, including many bungalows and ranches built over crawlspaces. We look closely at the crawlspace (moisture, wood rot, sagging or cut joists), older panels and wiring that has been added onto over the years, aging plumbing, and how well additions were tied into the original house.

1980s to 2000s suburbs

Much of North Raleigh and the outer neighborhoods was built in these decades. Many of these homes now have original or second-generation roofs, windows, water heaters and heat pumps reaching the end of their service life at about the same time. Some houses from the late 1970s to the mid-1990s were plumbed with polybutylene supply pipe, which is worth identifying before you buy. We note the condition of each major system so you can plan for it.

New construction on the edges

New neighborhoods keep going up around Raleigh and nearby Cary and Apex. A new house is not a perfect house: builder oversights in framing, flashing, grading and attic insulation are common. A pre-drywall inspection catches problems while the walls are open, a new construction inspection before closing puts them on the builder’s list, and an 11-month warranty inspection catches what showed up in the first year.

Red Clay, Humidity and Crawlspaces

Most of Raleigh sits on the dense red clay of the Piedmont. Clay drains slowly and holds water against the foundation, so grading, gutters and downspout discharge matter more here than in sandier parts of the state. When water has nowhere to go, it shows up as damp crawlspaces, efflorescence on block foundations, and settlement cracks.

Long, humid summers add to it. A crawlspace with a torn vapor barrier, blocked vents or a leaking duct can stay damp for months, which invites mold, wood decay and wood-destroying insects. We check moisture with meters and thermal imaging rather than guessing.
